What kind of Value-Add deals am I seeing ?

1. Flips - short term deals where we can add value (usually via a renovation - but other ways too) and then be re-sold for a profit. Normally these deals have a  2-4 months turnaround. 

2. Subdivisions - These are usually a basic 1 into 2 subdivision deal. A large property with an existing house with a big back yard,  800m +. These are 9-12 month deals and often can rent out the existing house while you apply for the subdivision, then renovate the house, sell the section, sell the renovated house. Aim with these is $100,000+ profit after the 9-12 month process. Of course there are other end results (keep / build / sell some) if you didn't want to sell everything.

3. Value add Buy & Hold - these are longer term hold properties. Almost always with some value add strategy needed to obtain a positive cashflow result. Renovation, minor dwelling, subdivision are some of the strategies with these - but bought as intended for longer term hold.
